What Actually Happens on Registration Day

Registration day can feel intimidating if it's your first time, mostly because the process is unfamiliar rather than because it's actually complicated. Here's the usual sequence in Andhra Pradesh.

A few days before, your sale deed is drafted and stamp duty plus registration fee is calculated based on the property's market value as per the government's guideline value, or the transaction value, whichever is higher.

On the day itself, both buyer and seller (or their authorised representatives) appear at the sub-registrar's office with original ID proofs. Biometric verification and photographs are taken for both parties, along with two witnesses.

The sub-registrar reviews the deed, both parties sign, and the document is registered — usually the same day, though the final registered copy with the registration number may take a few working days to be issued.
