Start with the RERA registration number for the project. Every apartment project in Andhra Pradesh above a certain size must be registered with the state RERA authority, and the certificate will tell you the promised handover date, the sanctioned plan, and the promoter's track record.
Next, ask for the encumbrance certificate (EC) covering at least the last 13 to 30 years. This confirms the land the building sits on is free of unpaid loans or legal disputes. Your advocate or the seller's team should be able to pull this from the sub-registrar's office.
Finally, match the floor plan you were shown to the sanctioned building plan on file with the municipal corporation. Unsanctioned extra floors or balconies are a common source of regularisation trouble later.
